Why Should I Join Asset360?
We are professional property investors ourselves and therefore have experience in understanding the whole investment cycle. What is Off Plan?
Buying 'Off-Plan' is when you buy a property that hasn't been built yet.  You will be able to view some plans, or a 3d graphical impression of the development.  However, you will not actually be able to see the building itself before you commit to buying it.

What is the Process to Reserve a Property?
You can then either phone, fax or email your choice and send us your reservation fee and signed reservation form.  We will hold properties for a maximum of 72 hours.  If we have not received your reservation fee by then we will offer the property to another member.

What Fees are involved?
After reserving your property, there is a fee to pay, usually within 28 days of reservation.  Our fees are usually 2.0% plus VAT.  This fee is held in a solicitor client account until contracts are exchanged.  The other fees payable include the deposit, payable to the developer.  

What happens if the Property Market Dips or Crashes?
With a discount of 15%, you as an investor have a safety cushion.  This discount equates to buying it at previous years prices.  We also try to obtain assignable contracts giving you the ability to sell before completion.

Which is Better Buy to Let or Buy to Sell?
The choice is entirely yours.

Buy to Let – The most common investment strategy for off plan purchasers. On completion the property is rented to cover the cost of that mortgage.  The investor receives the benefit of the property’s capital growth but has someone else funding his or her mortgage. Experience has shown that many Investors build a portfolio of properties to let, thereby benefiting from growth on the total property value.  History has shown that if a property value grows at just 5% per annum, it will double in value in approx 14 years.

Buy to Sell – In this scenario the investor acquires the off plan unit and sells it shortly before the build is finished.  They do not complete on the deal but in this case take advantage of the capital appreciation over the entire build process.

Do You Need a substantial Amount of Money to Invest?
No, not necessarily.  Many investors have structured a deal with little or no
money down methods.  With some of the developments, through our mortgage brokers we are able to gain access to deals where the initial discount can be exchanged for the deposit required.  These financial products are not available from the High Street, hence the reason why we use experts in their field.

What is the minimum deposit for a Buy To Let Mortgage?
The minimum deposit is usually 15%, otherwise known as 85% loan to value (LTV).  In some cases, the deposit can be more or less depending on the potential rental for the property and the mortgage lender.

Would You Manage My Property on Completion?
As part of our due diligence, we research the rental market and speak to various letting agents.  We can recommend a professional local letting agent who can manage your property for you.

How Many Properties Can I purchase through Asset360?
There is no limit to the number of properties you can purchase.  You can acquire as little or as many as you want as long as it suits your strategy.  We have clients who are building a portfolio and sometimes acquire more than one property per development. Do I Need to Spend alot of time investing in Property?
You can virtually invest without changing your day-to-day routine.  Asset360 carry out the necessary research to ensure we provide quality investment opportunities.  As we aid you through the process, you can speak to us over the telephone and you can view the developments over the web. We provide the legal and financial experts leaving you to just sign the paperwork. By working with us, we will install confidence and build a long-standing relationship.

Do You offer Financial Investment Advice?
We are not legally qualified to offer financial investment advice. Asset360 only offer current property opportunities, which we have been extensively researched. We prefer to work with legal and financial experts who would be happy to assist you.

Can I Choose My Own Solicitor?
When sourcing a development, it would be an administrative nightmare dealing with several solicitors.  It is therefore mandatory for you to use our own solicitor.  We hope you can appreciate the fact that we need all transactions to be carried out from one Solicitor rather than many. We deal with solicitors who are not only professionals but are experienced in the various ways we finance property transactions.

Do I Need to be approved for a Mortgage before Purchasing an Off Plan Property?
For developments with build times of less than 6 months, we would recommend that you obtain an approval in principle. With a build time in excess of 6 months, it is not necessary at this stage.  You can discuss your requirement with one of our mortgage brokers.

Can I Choose My Own Mortgage Broker
With reference to mortgage brokers, this may change from one development to another.  In some cases we may ask you to use our own mortgage broker. Generally, we only recommend our own mortgage brokers who have access to a wide range of financial products to suit your status.
